Moss Treatment or Roof Replacement: How to Tell Which You Actually Need
A diagnostic checklist for deciding between moss treatment and full roof replacement — separate from the cost question — based on what's actually happening to your roof.
If the shingles or shakes underneath the moss are still flat and intact with no interior leak signs, treatment is the right call. If material is already lifted, cupped, or you have any interior water staining or musty smell, the moss has likely already reached the deck, and replacement is the more honest answer.

This is a diagnostic question, separate from the cost comparison — the goal here is figuring out which physical situation your roof is actually in, since that determines which option is even reasonable.
The three-question check
1. Are the shingles or shakes still flat, or visibly lifted/cupped? Flat and intact, even under heavy moss coverage, usually means the material itself hasn’t been compromised yet — a treatment case. Visible lifting or cupping means moss has likely already worked its way under the material’s edges.
2. Is there any interior sign of moisture — a ceiling stain, musty smell, or visible daylight in the attic? Any yes here is a strong signal that water has already reached the deck, which shifts the answer toward replacement (or at minimum, a deck inspection to find the extent).
3. How old is the roof relative to its expected service life? A 5-8 year old roof with moss is very likely a treatment case regardless of coverage extent. An 18+ year old roof — past the realistic ~17-year service life for asphalt shingle in this climate — is a different conversation even with similar-looking moss coverage, since you’re closer to needing replacement anyway.

Gentle hand and soft-brush removal plus a moss/algae treatment application, with a recommended re-treatment interval based on your specific lot’s shade exposure. This is meaningfully cheaper than replacement and, done at this stage, genuinely extends the roof’s service life.
